A Florida sales associate must always have their license held under a licensed broker. That's a fundamental requirement of Florida real estate law — a sales associate cannot operate independently. So when a sales associate moves to a referral brokerage, their license is simply transferred from one broker to another.
A Florida broker, on the other hand, holds a higher license classification. A broker can operate independently — but they can also choose to place their license under another broker as a broker associate. When a Florida broker wants to function as a referral agent under a referral-only brokerage, they typically do so as a broker associate under that brokerage's qualifying broker.
Why some brokers choose the referral model:
Many Florida brokers who built successful careers in active real estate eventually reach a point where they no longer want the operational responsibilities that come with running a brokerage or maintaining full-time production. The referral model offers a clean exit from the day-to-day while preserving their ability to earn income from their professional network.
